The Homeowners’ Vision
Long before construction began, this property already held meaning. For years, the homeowners had been using the land as a weekend retreat—parking their camper, enjoying the pond, and spending time outdoors while imagining what the property could one day become.
Building a home wasn’t about starting something new. It was about completing the dream.
Their goal was to transform the land into an heirloom property: a permanent place for family gatherings, future memories, and generations to come. The home needed to feel intentional, timeless, and deeply connected to the land it sits on.
That’s where NEPA Builders came in.

A Custom Home Designed to Belong
From the outset, the design focused on warmth, openness, and authenticity. Materials were selected not based on trends, but for how they would age, endure, and reflect the surrounding landscape.
Inside, exposed open timbers and knotty pine sourced from a Pennsylvania sawmill set the tone. These natural materials bring texture, character, and a sense of permanence to the living spaces. The open layout invites natural light to reach every corner while maintaining a comfortable, retreat-like atmosphere—perfect for both everyday living and hosting family and friends.
This is a home designed to feel lived in, not staged.
Craftsmanship Rooted in the Property
Some of the most meaningful details in this home are also the most personal.
The custom interior stairs were milled from trees harvested directly from the property, turning the land itself into a permanent feature of the home. These stair treads are paired with custom-fabricated steel railings, used on both the stairs and the upper balcony, creating a striking balance between rustic materials and clean, modern lines.
The result is a one-of-a-kind focal point that tells the story of the property in a way no off-the-shelf product ever could.

Outdoor Living That Extends the Experience
Outdoor living was an essential part of the homeowners’ vision. The 290-square-foot deck extends the home into the landscape, offering a space to relax, entertain, and take in views of the pond and surrounding acreage.
The deck railings were custom-built using pressure-treated lumber with horizontal rebar spindles, providing durability while maintaining a simple, understated design that allows the natural setting to remain the focal point.
Built for Comfort, Performance & Longevity
While rich in character, the home was also designed for modern comfort and long-term efficiency:
- ProVia Aspect Double Hung windows in Sandstone, selected for energy efficiency and a warm exterior appearance
- ProVia Signet and Vantage entry doors, offering durability, security, and curb appeal
- A high-efficiency, zoned heat pump system for consistent comfort across both floors
- A thoughtfully planned future finished basement, providing flexibility for additional living space as the homeowners’ needs evolve
Every system and material was chosen with long-term ownership in mind.
The Result
What once served as a seasonal campsite is now a permanent home—one that reflects years of connection to the land and a clear vision for the future.
By combining custom craftsmanship, locally sourced materials, and intentional design, this project transformed a well-loved property into a true heirloom home—built to be enjoyed for generations to come.
