Project Summary
The Homeowners’ Vision
The family dreamed of building a vacation home in the Poconos — not just a seasonal retreat, but a legacy property that would stay in the family for generations. Their goal was to create a home that blended timeless design with modern comforts, while celebrating both the natural beauty of the lakefront and their family’s long-standing connections to the property.
Part of this project’s story is the collaboration with their architect, a long-time family friend and neighbor, who helped them design the home to bring their vision to life. Together, they created a design that connects the interior living spaces to the picturesque lake views, with architecture that feels intentional, peaceful, and in harmony with its surroundings.
A meaningful part of the design involved paying homage to the original home that once stood on the site: a place where many friends had visited, created, and even left behind pieces of art. Much of this artwork was gifted to the family and became the heart of the new design. To honor that history, the homeowners chose to finish the basement as an art gallery, complete with track lighting to highlight each piece. The space features a burnt concrete floor finish, giving it a raw, creative texture that perfectly complements the artistic atmosphere.
Our Approach
NEPA Builders approached this project with the understanding that every decision needed to honor the homeowners’ vision. Every choice, from the steel structure framing to the fine finish carpentry, was made with livability, longevity, and legacy in mind. The structural design for the impressive lake-facing steel wall was developed in collaboration with KSG, ensuring the perfect balance of strength, engineering precision, and architectural beauty.
We collaborated closely with the family, their architect, and KSG structural engineers to bring this ambitious design to life. The centerpiece of our solution was the engineering and construction of a steel moment frame system that supports the entire glass lakefront wall. This sophisticated structural approach allowed us to eliminate interior load-bearing walls, creating the expansive open floor plan the homeowners desired.
For the lakefront facade, we installed five sets of 12′ x 8′ black ProVia sliding doors with transoms above, creating an entirely glass wall that floods the interior with natural light while framing the lake and surrounding trees like a living work of art. The black frames provide a sleek, modern aesthetic that also serves to segment the view into distinct panels, adding architectural interest.
The basement was transformed into a private art gallery, a space designed to celebrate the family’s ties to the original property and the collection they’ve built over the years. Raw burnt concrete floors bring a creative character to the space, setting the stage for the artwork on display, while professional track lighting was installed so every piece is properly lit and can be fully appreciated.
The see-through gas fireplace we installed serves as both a functional element and an architectural focal point, connecting the indoor living area with the outdoor deck space. This feature allows the warmth and ambiance of the fireplace to be enjoyed from both sides, making outdoor entertaining comfortable even on cooler evenings.

Building Process
The project began with extensive planning and engineering coordination with KSG structural engineers to develop the steel moment frame system that would support the dramatic glass wall while maintaining the open interior layout. Site preparation on the lakefront property required careful attention to grading and foundation work to create a stable platform. Once complete, we erected the steel moment frame and open beam structure, with each connection precisely aligned to ensure both structural integrity and aesthetic appeal. The installation of the five sets of 12′ x 8′ ProVia sliding doors with transoms was a critical milestone, requiring meticulous handling and weatherproofing to ensure smooth operation and complete protection from the elements.
The Union Corrugating SL175 Standing Seam Metal Roof installation involved first laying the complete foam and purlin system, then carefully installing the standing seam panels to create exceptional thermal performance and the clean, modern roofline. Interior work progressed with the installation of Brazilian chestnut flooring throughout the main living areas and Schrock cabinetry in Cloud finish, custom-built with soft-close doors and drawers. In the basement art gallery, we applied a burnt finish technique to the concrete floors and installed professional track lighting to provide flexible illumination for the artwork collection.
The see-through fireplace installation required careful coordination between interior and exterior spaces, with proper venting and finishing on both sides to create a seamless transition. Finally, we constructed the 771 sq. ft. Trex deck with its distinctive stadium-style steps, creating multiple levels of outdoor space and natural gathering spots that cascade toward the lakefront. Every phase of construction was executed with attention to both craftsmanship and the long-term vision of creating a legacy property.
